How can a viewing of the rental property be arranged?
A viewing can be arranged by contacting our office at 306-205-8208 we are open from 8 a.m. to 5 p.m. Monday to Friday, or you can email Yashar at email@example.com.
What is the security deposit?
A security or damage deposit is held in a trust account as security on the rental property for possible damages or rental arrears.This deposit will be in the amount of 1 full months rent, and will be returned to the tenant upon the end of the rental tenancy providing there are no damages or arrears to withhold.
What is the penalty for late payment?
For any rent received after the 5th day of the month there is a $40.00 late added to the rent. If full payment is not made at one time the late fee is collected first and the rest of the funds are placed in arrears.
When is rent due?
Night Hawk Properties allows tenants to make rent payments without penalty until the 5th day of the month.
Are pets allowed?
Depending on the property certain pet's may be allowed. There is a $200.00 non-refundable pet deposit for each pet allowed in the property.
What are the payment options for paying rent?
At Night Hawk Properties there are several different ways to make rent payments; we accept cash, cheques (postdated cheques for upcoming months can be held at the office), debit, and pre-authorized withdrawal.
Are there utilities included in the rent?
Depending on the type of property there may be utilities included in the monthly rent, though in most of our properties power is the tenants responsibility.
Is there designated parking?
Depending on the property there can be designated parking stalls, garage or lane parking.
What is the protocol for maintenance on a rental property?
At a multi-family property (more than one unit) exterior maintenance such as snow removal, grass cutting, racking of leaves, etc, is maintained by Night Hawk Properties members. Interior hallways and laundry rooms will be also maintained by our crew members.
For single family dwellings all exterior maintenance listed above will be at the tenant’s responsibility.
All maintenance inside the rental unit such as light bulbs, furnace filters, etc, is the tenants responsibility.
